The top 5 needs of a professional working tenant

If you’ve been in the property management game for any length of time, then you’ll likely already be well aware that professional working tenants are like gold dust to landlords. Of course, we can’t generalise, but it is more often than not the case that a professional tenant will never miss a rental payment, and will keep their space clean and clear, causing minimum hassle for you, the property owner.

This is a collaborative post.

But attracting the gold standard of tenants can be difficult and knowing what they’re looking for in a property could go a long way to helping you get noticed above the competition. So, if you’re struggling to engage the right type of people, here are five things that your property should be able to offer the working tenant rather than student tenants:

Technology

These days, good Wi-Fi is a given, wherever you are, but most professionals are pretty tech-savvy and come to expect a certain level of modernity in their home. We’re talking fast Wi-Fi, Bluetooth capabilities, and modern appliances that will allow your tenant to do everything they need to for work without having to commute to a local cafe or office space. Space for office chairs and desks are far more important than spare rooms for children for example.

It may sound costly on your part, but ensuring the most modern appliances and gadgets are in situ can really be the clincher for prospective business people who are looking for a new place to call home.

Local amenities

Of course, what type of local amenities will be appealing differs from one professional to another, with some seeking out a buzzing nightlife and others preferring a niche local cafe to settle in for the afternoon. The point is though, most professional tenants will be looking for a rental that has something nearby that they can escape to for a change of scenery.

If you’re catering to a family of professionals, local schools and colleges, nurseries or playgroups may be crucial. For single professionals, bars, pubs and clubs may be a priority. Either way, you want to be able to offer a variety of appealing local amenities that will ultimately help, not hinder, the type of person you attract.

Well-presented for professional working tenants

The more corporate the tenant, the higher their standards of living are likely to be, this is just a fact. A hard-working professional working tenant is unlikely to be drawn to a dated, shabby rental property, so if you are serious about getting a professional tenant, you need to ensure your property has been professionally managed and is well-maintained.

A lick of paint and some new lighting may be all it takes, but if you know your portfolio of properties is severely lacking an overhaul, this should be something you seriously consider before putting it out there on the market.

Depending on your location, transport links may be an absolute necessity for a professional tenant who has to do the daily commute to and from the office or to meet clients. That means that if you’re close to trains, busses or tram links, you should be shouting it from the rooftops.

Sure, it could be negative in some people’s eyes, but if you’re aiming your property at a certain type of individual, highlighting these types of features will be sure to work in your favour.

Parking

In most cities, parking is at an absolute premium, with so many properties not even having the luxury of on-site parking at all! This isn’t ideal, and so if you can offer parking, or even better yet, parking that is at the property itself, you’re likely to attract huge interest from professionals who rely on their cars to get to and from work.

Do you need help appealing to the right type of tenant?

This isn’t an exhaustive list of course, and there are many things you could do to help your properties appeal to professional working tenants. But if you’re struggling – there are things you can do, such as getting the help of a professional letting agents who can help to prepare and market your property to the right people.
